Renovations Underway on NAI Martens Leased Building in Delano District

Renovations are underway on the building at 930 W. Douglas in the Delano District. The historic building is being converted to office/retail space. Jeff Englert and Nathan Farha, CCIM of NAI Martens are the leasing agents for the property and have already negotiated leases for two tenants.

A full historic renovation will convert the 12,674-square-foot building into a multi-tenant office and retail development. Suites in the property will range from 1,200 to 3,500 square feet in size, with a number of executive offices approximately 215 to 300 square feet. The building will have a common area kitchen, a lounge area and a conference room available for tenant use.

The Delano District has been seeing a lot of action during the past few months. Recent projects and announcements in and around the area include the city’s plans with EPC Real Estate Group for additions and improvements along McLean, plans to replace Lawrence-Dumont Stadium, ax-throwing bar Blade & Timber going in at 535 W. Douglas and the construction of a new Hayes Co. office building at 559 W. Douglas.

All these projects and more are making the Delano District a very desirable place to be according to Englert.

“The Delano District has really livened up in a relatively short period of time,” said Englert. “The efforts to revitalize the core of the city are beginning to reach across the river and more restaurants and retailers are choosing space in the Delano area. This development is great because it brings needed office space to the district, as well as retail.”

In addition to the other renovations, a new glass front will be added along Walnut to accompany the storefronts along Douglas. The two-story brick structure, built in 1911, has drawn the attention of a variety of potential tenants.

“There has been a lot of interest in the building from retail, restaurants, service and office uses,” Englert said.

Two tenants have already signed leases for the reimagined space. No Coast Salon will occupy 1,245 square feet of space fronting Douglas and Point Guard Management will occupy 1,337 square feet on the second level.

No Coast Salon is a new salon being opened by two experienced stylists, Elizabeth Klenke with five years’ experience and Stormi Potucek with six years’ experience. Klenke and Potucek say they hope to create a space that reflects their love and pride of Kansas, Wichita and the people in it. This will include selling boutique items made by local artists.

“We are beyond excited to be joining the Delano District,” Klenke said. “It has so much charm. Its laid-back atmosphere, mixture of local eateries, boutiques and shops felt like the perfect fit for us.”

Founded in 2014, Point Guard Management offers residential and commercial property management and currently manages 950 units in the Wichita area. Made up of owner Timothy Farha, Danny Humsi, Megan Rosenhamer, Justin Morris and Drew Rainey, the Point Guard team strives to develop the Wichita community by being the facilitator between property owners and tenants.

“We are extremely excited to be a part of the Delano District because of its history and are hopeful to be a part of the momentum that exists in the Delano District,” Timothy Farha said.
